210 Sussex Street has 3x office Towers with interconnecting podium levels and interconnecting basement levels and forms part of the overall “Darling Park” precinct. Darling Park is a 3.5 hectare site located on the eastern shore of Cockle Bay in the Darling Harbour precinct in Sydney CBD. Darling Park is one of Australia’s most unique developments, comprising premium office accommodation with first class lifestyle facilities which includes cafes, bars, retail shops, terrace area and gardens. The Towers have in a typical business day a population of approximately around 9,700 people.

Air Conditioning System

The Darling Park Tower 2 building has achieved 5.5 stars NABERS Energy rating, and 3.5 stars under NABERS Water which is current until February
2018. The Plant room is located on Level 28 feeding multiple floors with 6 x air handling units feeding Level 25 with separate air conditioning units feeding the perimeter zones. The proposed works being carried by the Mechanical contractor was to remove redundant tenant installed mechanical services and make-good and upgrade the existing base building supply air systems serving level 25 including pressure testing and sealing the existing zone supply air ductwork.
Being an energy efficient building, the Consultant had specified to carryout air leakage testing of existing duct runs in accordance with HVCA DW/143
where the ducts were to be tested at a pressure of 200Pa and acceptable leakage rate of <3% of the respective design maximum supply air quantity
was required for this project. The mechanical contractor had an independent commissioning company carry the leak test on Level 25 with Panda duct leakage tester and the leakage was in the range of 10 to 19% and the total air lost on this floor was around 1650 L/s from the zones having 21 VAVs.


Aeroseal Duct Sealing

Aeroseal Duct Sealing in Brisbane was approached with this project after the commissioning results showed a solution was needed to seal the
ductwork and meet the tighter specs. Two technicians with a supervisor were mobilised to reach site within a couple of days of getting a go-ahead which involved travel time of 10 hours to reach site. The site was well organised with access to the ductwork, utilities like power supply on the floor and the mechanical contractor had blanked off the ductwork for pressurisation on this floor. Aeroseal duct sealing technicians had a thorough check of the existing ductwork being retained on the floor including isolation of the air handling units and blanked off VAV’s for pressure testing and sealing. It took 5 days and 24 injections to pressurise, seal all the ductwork to less than 3% to meet the specs. Aeroseal duct sealing were able to reduce the leakages to around less than 95% from the duct leakage testing on this floor resulting in better air tightness, improvement in air flow and improving the energy efficiency of operating an air conditioning system.
